Through the partnership with CHAOS, NCC wants to get closer to people and open the building to the Ruoholahti area community in Helsinki already before the construction process starts. This happens by gathering ideas and insights without having to run many large co-creation sessions. It is a way for us to test our own ideas and providing fresh thoughts to nurture our creativity. “We Land” Ruoholahti will be built to meet the demands of the Ruoholahti residents, including those working in the area and passing by it every day. We wanted to build a house that best serves the demands of working life,”– says Eelis Rytkönen, Urban Developer-hippie at NCC.

Project Setting

NCC is the second largest construction company in the Nordic region. The primary focus of its operation is property and infrastructure development, ranging from residential and commercial properties, public buildings, industrial facilities, roads, and other civil engineering structures.

In every project for NCC it is important to build with respect to existing build environment and infrastructure. Not to disrupt, but to enhance urban attractiveness and convenience. For this reason, NCC partnered up with CHAOS for its commercial property development project called We Land in the Ruoholahti neighbourhood in Helsinki.

We Land – an office building created with high service culture and open-house thinking. It will make Ruoholahti one of Helsinki’s most attractive headquarters’ area transforming it into a vibrant and breathing environment where an inspiring, working, and residential culture is present 24/7. Together with CHAOS, NCC aims to bring high levels of sustainability, inclusion, service diversity, and connectivity into the area.

Goals of the project

The goal of the project was to provide a real-time overview of the Ruoholahti neighbourhood to assist in planning, validating, and implementing a long-term development strategy, in which all factors of the urban environment would be taken into assessment, including the needs of potential users. For this purpose, NCC chose CHAOS essentials℠ license type that included: Watch a joint presentation by NCC and CHAOS about the project’s development and business findings.

Results

Through collaboration with CHAOS, NCC has been able to analyse the needs of Ruoholahti users in real-time, access the trends within certain demographic groups, and look at crowd analytics to base building decisions upon.  Eelis Rytkönen, Urban Developer-hippie at NCC, has shared that with the help of CHAOS crowd insights,NCC has been able to validate initial concepts and choose the ones to go for:

”For example, in the case of We Land, there have been multiple options in how to utilise the first floor of the centre, and by reaching out to the citizens, such decisions can be made easily. Moreover, you as a developer will be sure that you allocate the right space for the exact right service that is in demand by people. In this case, will be able to create a more inclusive city, when we convert the citizens’ responses and ideas into valuable insights and nurtured with the trends of the area.”

CHAOS has combined and mapped different types of urban data and correlated it with trends in demographics. Based on this, NCC has been able to assess:

  • Current service availability and typology
  • Accessibility
  • The growing needs in the area posed by residents versus city residents coming to Ruoholahti for work, or special errands
